Every renovation, extension or as-built project starts with the same question: what is actually there? Reality capture answers that question with a level of accuracy that tape measures cannot match.

What Is Reality Capture?

Reality capture is the process of digitally recording an existing building or site. The two main technologies are:

  • LiDAR (Light Detection and Ranging): a scanner sends out laser pulses and measures how long they take to return, building a dense 3D "point cloud" of every surface it sees

  • Photogrammetry: overlapping photographs, often taken by drone, are processed into a measured 3D model, ideal for roofs, façades and larger sites

The resulting point cloud is then used to produce 2D drawings or a full BIM (Building Information Model).

Why It Matters for Clients

Accuracy. Walls that aren't square, floors that aren't level and ceilings that change height are all captured as they really are.

Speed on site. A building can be captured in a fraction of the time a manual survey takes, with less disruption to occupants.

Fewer return visits. Because everything is recorded, missed measurements are taken from the data, not from another site visit.

Better design. Designs based on accurate existing information fit first time, reducing rework and variations during construction.

A permanent record. The scan becomes a digital archive of the building, valuable for maintenance, future alterations and insurance.

Where We Use It

  • As-built drawings for sales, regularisation and occupancy certificates

  • Renovations and additions to homes and estates

  • Schools and churches that need accurate plans for expansions, fire and accessibility compliance

  • Heritage buildings, where detailed recording is essential before any change

  • Commercial and public buildings for space planning and facilities management

  • Sloping and complex sites, combined with drone photogrammetry

From Scan to Drawings

  1. Plan the scan: agree what needs to be captured and to what level of detail.

  2. Capture: scan inside and out, plus drone capture where needed.

  3. Register and clean: combine individual scans into one coordinated point cloud.

  4. Model and draw: produce CAD drawings or a Revit BIM model.

  5. Deliver: drawings, model and, where useful, a navigable 3D view.
