The Definitive Guide to an Architect's Services in South Africa

Hiring an architect is one of the most important decisions you will make on a building project, yet many people are unsure what an architect actually does beyond "drawing plans". This guide explains the full range of services a South African architect offers, how a project runs from start to finish, and how to decide which services you really need.
What Is an Architect?
An architect plans, designs and oversees the creation of buildings. In South Africa, anyone offering architectural services must be registered with the South African Council for the Architectural Profession (SACAP). SACAP registers four categories: Professional Architect, Professional Senior Architectural Technologist, Professional Architectural Technologist and Professional Architectural Draughtsperson. Each category may take on work up to a certain level of complexity.
Always ask for a SACAP registration number before appointing anyone. A registered professional carries professional responsibility for the work, follows a code of conduct and can sign council submissions.
The Six Work Stages of an Architectural Project
SACAP's guidelines describe a project in six stages. Understanding them helps you know what you are paying for at each step.
1. Inception. We meet, understand your brief, budget and site, and agree on the scope of services and fees.
2. Concept and Viability. We visit and assess the site, check zoning and title deed restrictions, and prepare concept sketches showing how the brief can work on your property.
3. Design Development. The chosen concept is developed into a detailed design with plans, elevations and 3D views, coordinated with engineers where needed.
4. Documentation and Procurement. We prepare council submission drawings and construction drawings, submit to the municipality, and help you obtain and compare quotes from builders.
5. Construction. We monitor work on site, answer builders' queries and check that the building follows the approved plans.
6. Close-out. We help with final inspections, compliance certificates and the occupancy certificate so the building can legally be used.
You can appoint an architect for all six stages or only for specific ones, such as concept design or council approval.
